Congratulations! You’ve almost made it to closing day. One of the biggest questions we get asked prior to closing day is what you should bring to your closing.

The following is a comprehensive list of what a buyer or seller should bring to a closing.

FOR BUYERS:

A certified check made payable to Bankers Title & Bankers Closing Services for the exact amount specified by your loan officer.
A personal checkbook for any changes which may arise at the closing table.
VALID photo identification (passport, driver’s license, or state-issued identification card).
If proof of a sale of your current home is required, bring the signed Settlement Statement and a copy of the Warranty Deed from your prior transaction.
Prior to closing, contact your utility companies to have service set-up for the date of closing.

FOR SELLERS:

VALID Photo identification (passport, driver’s license, or state issued identification card).
Keys and garage door openers.
If you’re married, your spouse is required to attend the closing (unless they pre-signed).
If more than one owner, all owners need to attend the closing (unless they pre-signed).
A list of residency from the past ten years.
If you have recently made improvements to your home, a Sworn Construction Statement and Lien Waivers must be submitted at least 3 days prior to closing.
Prior to closing, contact utility companies servicing your property to close out accounts.
